Project Description
The Seattle City Hall required tenant improvements to the existing fifth-floor interior offices. Selective demolition was, and new drywall partitions and revisions were added to the current acoustic ceiling tile and drywall ceilings. A complete paint job was required as well the addition of a new base, carpeting, and electrical lighting. A revision was completed on the fire alarm system, HVAC unit, and fire sprinklers. The project also required the relocation of the interior door, new casework, and new telecommunication systems.
Challenges
GNG had to demonstrate the following five elements to the client; a quality control place, a safety plan, and an ability to develop, track and meet project schedules and compliance with contract documents and a management of submittal process.
The creation and weekly management of a computer generated construction progress schedule was required with the additional step of integrating a Critical Path Methods analysis (CPM).
Finally, The project required coordination with fifteen separate subcontractors to schedule and execute the precise construction schedule.
Solutions
Before beginning any work, GNG prepared and presented to the owner, a site-specific work plan that included a quality control plan, a safety plan, a project schedule with the CPM integrated and a documents compliance plan.
Further, GNG established a precise chain of communication plan and kept it in place during the duration of the project. Safety training was performed with all subcontractors, and detailed records of all trainings were maintained and stored. A complete work schedule was provided to all subcontractors and confirmations of schedules were required.
Result
The project was completed on the client’s timeline, and the finished aesthetic was executed to the satisfaction of all parties. All compliance procedures were completed, and no incidents occurred during the project’s execution.
