Project Description
Fife City Hall required a full-service exterior on the exterior envelope to clean, treat and repair mold and asbestos due to water intrusion on the framing and sidings of the structure. 50% of the unforeseen framing required either a full replacement or the additional supplementary support of new framing. Interior sections of the structure were also damaged by the water intrusion and therefore required new drywall and painting.
Challenges
The Fife City Hall project presented a very particular challenge in that the project building housed all of the city of Fife’s building inspectors and the local city council. Therefore, regulations had to be followed to a meticulously strict level, and GNG workers found themselves under considerable and oppressive oversight. The client hired an outside asbestos consultant (PBS) to control and monitor all work pertaining to mold removal. PBS was inordinately strict on our workers and proved a deterrent to project quality and timeline.
Once the mold was removed to the client’s satisfaction, GNG then had to coordinate with a secondary consultant, Allana Buick and Bers (ABBL), a firm tasked with monitoring the weatherproofing process. GNG, therefore, had to meet a new set of standards and requirements concerning weather barriers, sidings, metal wall panels, flashings, and sealants.
Solutions
Consistent and thorough communication was required to ensure the project was completed to GNG’s high standards while also conforming to the specifications from the numerous consultants. Multiple inspections and field reports were utilized to ensure that all parties were satisfied at each stage and that project completion occurred under the consent of the entirety of the team.
Results
Upon project completion, GNG had successfully satisfied all requests, regulations, and preferences from outside consultants, architects, and building owners. Despite the numerous challenges, all work was completed in a timely manner, and the project achieved a fantastic aesthetic look due to the artistry and diligent work of GNG architects.
