Project Description

The Olympia Ramada Inn required a 3-month renovation on all guest rooms and hallways, totaling 125 units and five floors of hallways.

Each guest room required the removal of all existing furniture and subsequent reinstallation upon project completion. All current wallpaper was to be removed and then each wall underwent essential preparation, a texture application and a new finished coat of paint. All existing guest room carpet was removed and replaced with new carpeting.

Each hallway required the removal of existing carpet and the installation of new carpeting.

Challenges

The most substantial challenge to this project was managing the work while the Ramada stayed open for business. Quality control became difficult due to the in and out traffic of guests. Noise control had to be severely accounted for to not disturb business. Finally, GNG had a very tight construction window for this project.

Solutions

GNG utilized weekly planning meetings with the Ramada management group to bolster communication and sign off on work plans. GNG provided a quality control superintended to oversee all phases of construction and a superior level of planning, communication and supervision were integrated to ensure the project was completed on schedule. GNG provided detailed weekly schedules and held meetings with the general manager before work officially began. Finally, to accommodate guests, work was only done between the hours of 10:00 AM and 4:00 PM.

Results

The project was completed on the exact timeline of the client. Due to meticulous planning and precise execution, all work was completed without a single incident or complaint from guest or management.
