Project Description

GNG was tasked with the exterior and interior renovations of three homes located within the historic district and former US Navy Base, Sand Point. The scope of the renovation required the complete replacement of 50+ windows and the restoration of 100 + additional. Since the homes were located within a historic district, the windows aesthetic had to match designs from 100 years in the past and therefore had to be approved by Landmarks.

Exterior work required new asphalt shingling and complete restoration and painting was needed on all the home’s interiors and exteriors. Finally, new signage was added for the building.

For the interior work, GNG was tasked with implementing new floor plan changes through merging and splitting of space. A new office space was added, and additional rooms were created. New interior flooring was required as well as a complete paint job. The interior as well required the installation and replacement of 30 new fire rated doors.

Challenges

The scope of the work was sizable; as GNG was tasked with renovating the interior and exteriors of 3 historic three-story buildings, each roughly equating to approximately 5200 sq. feet. Further, 60-70 percent of the buildings were currently occupied, making the workflow considerably challenging to manage. GNG was given an entire wing of the building to headquarter our work, but due to certain long lead items, GNG often had to reenter occupied sections of the building. Additionally, GNG was coordinating with two separate property managers, each of which had decided on different finishing products on all three of the buildings.

Due to the historic nature of the project, GNG had to meet ESDS Standards (The Evergreen Sustainable Development Standard) which had recently been updated to V 3.0.1 requiring a sizable green performance standard for all affordable housing projects receiving funds from the state Housing Trust fund.

Solutions

The scope of this work was centered on considerable planning and strategy time. Communication and supervision were required throughout all phases of work to ensure that the project was completed in a timely manner. GNG’s strong relationships with a variety of resources and subcontractors began especially helpful in completing the specific nature of this job.

Results

GNG finished the project in a timely manner to the great satisfaction of the building owners and architect and development consultant, Centerra LLC. The aesthetic refinishing was achieved to great success, exceeding the standards of the client.
